villa-in-phuket.com ("we") is a property listings aggregator for Phuket, Thailand. We are the data controller for information collected through this website. Contact for all privacy matters: via the contact page.
2. What we collect
When you send an enquiry we collect your name, your chosen contact channel (e.g. WhatsApp number or email), your message, and the listing or page you asked about. If you email yourself a saved list, we collect that email and the list. We do not require accounts. Favorites, comparisons, currency and language preferences are stored in your browser's local storage and are not transmitted to us. Basic technical logs (IP, user agent) are kept for security.
3. How leads work
Your enquiry is forwarded to the one partner agency that represents the listing you asked about, so a specialist can reply. That agency becomes an independent controller of your data for handling your request. We never sell your contact details, and we do not share them with any party other than that agency and our service providers (hosting, email delivery).
4. Legal bases (PDPA / GDPR)
We process enquiry data to take steps you request prior to entering a contract, and on legitimate interest for security logging. Analytics runs only after your explicit consent via the cookie banner, and you can decline with no loss of functionality. We do not use your data for automated decision-making and we do not process sensitive categories of data.
5. Data retention
Enquiry records are kept for up to 24 months so we can enforce the 24-hour reply promise and handle disputes, then deleted or anonymised. Security logs are kept up to 12 months. Data stored in your browser stays until you clear it.
6. Your rights
Under PDPA and GDPR you may request access to, correction or deletion of your personal data, object to or restrict processing, withdraw consent, and receive a copy in portable form. Contact us and we'll respond within 30 days. EEA/UK visitors may also complain to their supervisory authority; in Thailand, to the PDPC.
7. International transfers & contact
Our infrastructure providers may store data outside Thailand and the EEA; where they do, we rely on their standard contractual safeguards. Questions, requests or complaints: use the contact page and mark your message "Privacy".
